I Own a Freehold Property. Why Should I Pay IPKL.

Post Image Your property, whether a built house on your own lot or a vacant lot for future build, is part of a larger community, gated and with common grounds and faculties integrated within a cluster.

Costs are incurred for services for day to day running of the cluster and for town maintenance. Your contribution towards these costs is referred to as the IPKL (Iuran Pengelolaan Keamanan dan Lingkungan).

IPKL is not new to our long time residents and your support of TMD’s work has been outstanding. Thank you!

However, for newcomers who have just moved to Lippo Village or recently purchased secondary homes perhaps the IPKL obligation was not clearly understood.

IPKL is a form of active participation of all residents in maintaining, not only the residents' living environment but also the city’s environment. Through timely payment of the IPKL contribution, TMD can continue to provide its services to you. This is in accordance with TMD's commitment to ensure the availability of services around the clock, so that a safe, comfortable and healthy environment for you and your family can be created.

What can I expect from TMD?


Services provided by TMD that can be enjoyed by Lippo Village include:

1. Security Services: Security is one of the important aspects to maintain order and harmony in residential areas. Lippo Village has a professional security force, trained in handling regional patrols and emergency assistance. Security guards are on duty 24 hours a day, 7 days a week to conduct security checks at the entrance gates and residential cluster perimeters. CCTV have been installed in many strategic locations for added security.

2. Access Card: Exclusive service provided to Owners and/or Tenants for access in and out of Lippo Village residential areas through portals or boomgates aimed at increasing security and comfort in residential areas.

3. Emergency 911 Service: 24-hour service available for emergency or urgent needs such as natural disasters, fires, and criminal acts that can be accessed through the number 0800 1900 911.

4. Environmental Services: Provide household waste collection services, specific waste and leaf litter with sustainable waste management practices, road cleaning, landscape and garden maintenance, including regular mowing and trimming of trees. Pest control services are also available for controlling pests and wild animals.

5. Clean Water and Waste Water Management: Providing clean water in accordance with applicable standards, managing wastewater independently in accordance with applicable standards so that it can be reused as water for gardening, road cleaning and other environmental needs.

6. Public Works: Maintenance of public roads and waterways in Lippo Village. Rainwater drains should be cleaned regularly to prevent flooding. Maintain good relationships with related parties for the provision of high-standard electricity and telephone utilities. This team also performs street lighting maintenance (PJU) around residential areas.

7. Building Control: Implement a building code of conduct and ensure that these rules are obeyed by everyone. Building rules and regulations are important to protect the environment and encourage each occupant to have the spirit of respecting each other's rights in building and creating a harmonious community.

8. Centralized Billing Service: Provides centralized billing information in a single unit (bundling) via virtual account and email for IPKL monthly fees for all integrated services.

9. Customer Responsibility Management: Your primary customer service to accommodate, resolve and answer all your questions and problems. All of these services are a bundle which is provided if the payment obligations have been fulfilled to support the Manager in carrying out the maintenance and care of the area.

Your IPKL rate is adjusted to the building area and land area owned, and based on the operational costs of infrastructure services and ongoing maintenance.

Yearly review and assessment of operational costs are performed and rates may be adjusted to reflect increases in costs of service contracts, utility costs and inflation.
